Before you sign the lease
Walk the space with your contractor. Check the electrical service, gas availability, grease trap, hood routing, restroom count and whether the space was previously a restaurant. These answers change scope dramatically.
Design and approvals
Your architect prepares drawings for building, health and fire review. Kitchen equipment choices drive the mechanical, plumbing and electrical design, so pick equipment early.
Construction sequence
- Demolition and rough framing
- Underground plumbing and grease interceptor work
- Rough electrical, plumbing and HVAC, including the hood and make-up air
- Inspections, then insulation and drywall
- Finishes, equipment setting and final connections
Inspections and sign-off
Expect building, fire and health inspections before a certificate of occupancy. Timelines vary by municipality, so build buffer into your opening date.
Keep decisions ahead of the crew
Late changes to seating, bar layout or equipment are the most common cause of delays. Lock them in before rough-in.
