Getting several bids is smart. Comparing them only by the bottom number is not. Two contractors can price very different jobs under the same project name, so the goal is to line up scope before you line up price.
Start with the scope, not the total
Put each bid side by side and list every item it covers: demolition, framing, electrical, plumbing, HVAC, insulation, drywall, finishes, cleanup and disposal. Anything one bid lists and another skips is a question to ask, not a savings.
Watch for allowances
An allowance is a placeholder amount for items you have not picked yet, such as tile, fixtures or cabinets. A low allowance makes a bid look cheaper but usually means a change order later. Ask each contractor what quality level their allowance assumes.
Check exclusions
Good bids say clearly what is not included. Common exclusions are permits, engineering, dumpster fees, patching outside the work area and final cleaning. Missing exclusions often mean missing conversations.
Compare the schedule and payment terms
- When can they start, and how long do they expect the work to take?
- How are payments tied to progress?
- Who pulls permits and schedules inspections?
Confirm license and insurance
In New Jersey, a home improvement contractor must be registered with the Division of Consumer Affairs. Ask for the registration number and a certificate of insurance before you sign.
